Airbnb, Booking.com, Vrbo and Agoda each decide who reaches page one, and each decides differently. We studied how they reward listings and built what we learned into our own formula. It's our intellectual property, and it isn't available at any other agency. Our team applies it by hand to every property we manage, every day.

The Woldhaus guarantee
No growth, no fee.
We're confident enough in the formula to stake our fee on it. From month four, for the next 12 months, we compare your revenue with the same month in your last year before Woldhaus. If we haven't beaten it, you don't pay our management fee for that month. You don't need to ask or chase us.
Your baseline
Your revenue for each month of the year before you joined, taken from authentic statements from your previous agency or the booking platforms.
Months 4 to 15
After three months of groundwork, we check every month for a year: same month, same property, like for like. It's all in your monthly report.
Missed it? No fee.
If that month's revenue hasn't grown, we waive our management fee for it. It happens automatically.
Applies from month four for 12 months, to properties with 12 months of authentic reports from their previous agency or the booking platforms. Covers our management fee only. Full terms are in your management agreement.

Holiday letting became a passion, and we combined it with our background in the tech industry to build the Woldhaus formula. What is the Woldhaus formula?
It's our own method for fully optimising holiday lets across every OTA, covering both ranking and pricing. We developed it in-house. The details are confidential because they're our intellectual property, but you'll see the effect in your monthly report.
How does "no growth, no fee" work?
After a three-month settling-in period, we compare your revenue each month for the next 12 months with the same month in your last year before Woldhaus. If we haven't beaten it, we waive our management fee for that month. It happens automatically, and it's written into your agreement.
What if my property is new to letting?
The guarantee needs 12 months of booking history to compare against, so it doesn't cover properties new to letting. We'll still prepare your free Revenue Review.
How can your fees be lower?
The formula makes our team efficient, and as a boutique agency we don't carry big-agency overheads. We pass the saving on to you.
Wouldn't I earn more from direct bookings?
Not with us. We take direct bookings too, and we price every OTA booking so it already includes the margin you'd have made going direct.
Do you use plugins or AI?
No. Our team makes every optimisation by hand, using the formula. That's why it works.
Will I keep ownership of my listings and reviews?
Yes. Your listings and their reviews stay yours, and our agreement says so in writing.
